Re: Eviction–Non payment of Rent. You should go to Court, offer to pay the 2 months immediately, and the balance within a week. This should get you the ability to continue the lease, if this has not happened before and does not happen again.

Tenant is still clearly living at the address: File eviction, starting with the notice to cure or quit (this process is also outlined in detail online with a little research). Unless you’ve received the CDC Moratorium paperwork from them, you can evict for non-payment all you want.
